Lex Luthor is the arch-nemesis of Superman. After the Teen Titans traveled back in time to erase the origins of Earth's superheroes, they came back to the present to find super-villains wrecking havoc in Hollywood. Lex Luthor had several victims lined up and shaved them bald with a razor. Lex Luthor's jet landed on Titans Island one day. He told his robot assistant X-9 to get the landscapers to plant some succulents, have the seismic team rotate the island eighty degrees to get more sunlight, and ask sanitation to dispose of the excess garbage. Robin took offense to Luthor calling them garbage and informed him he was trespassing on their island. Luthor informed them he now owned the island and everything on it. X-9 presented the deed. Cyborg insisted they owned it. Luthor tired of the discussion and asked them to throw themselves away. X-9 presented a trash can. Robin declared they weer superheroes and they sounded off. Luthor was not convinced but he saw some potential in them as his assistants.
Getting all their names wrong, he told Starfire to make plans to see her family then cancel them because she was working late, told Raven and Beast Boy to commit tax fraud for him then turn themselves over to the police, and told Robin and Cyborg to make him probiotic smoothies then throw it into their faces for not making it fast enough. They were compelled by his alpha-business-guy confidence and were about to go to their tasks but Raven snapped out of it and stopped them. Robin was still smitten with a cool billionaire seeing potential in him. He wanted to call Luthor "Business Daddy" but Luthor declined. He pitched them his idea of building town houses on the island then rent them out and generate passive income which entailed making an initial investment in real estate or a business that makes capital on its own, then you earn money by doing nothing. Doing nothing was appealing to the Titans but Robin was skeptical. Luthor promised there was no catch, he just needed them to invite the Justice League to an investor's presentation. He claimed he wanted to make up for all the years of trying to destroy them and make amends by offering them the business opportunity.
Robin admitted he had their numbers but Beast Boy pointed out Superman said to never call, even in an emergency. Luthor feigned disappointment but Robin got an idea. The League was lured to the island with the promise of a free buffet. Despite some initial alarm, the League decided to hear out Luthor's pitch. He emphasized they would get old and they were too busy saving the world to have had children who would take care of them so they had to do it themselves with the power of passive income. They were all interested in the real estate plan. X-9 changed into Luthor's armor suit and he blasted them. The blast turned each Leaguer into a town house. Luthor then threatened the Titans into renting them from him or else he would turn them into houses, too. Raven pointed out they lived in the tower. Luthor revealed he was turning that into his new office. Robin capitulated. The new property was named Super Hero Hills.
The Titans Tower was modified into the shape of a "L" and Luthor took solace in doing less work and making more money. He was pleased he could put evil on the back burner and learn to make his own olive oil. Robin keyed on Starfire talking about rent and came with a plan to force Luthor to evict them by acting like the worse renters ever. Starfire ruined the landscaping with her starbolts, Raven put out tacky lawn decorations, and a house party commenced with Beatbox, Birdarang, and Sticky Joe in attendance. Luthor got an alert he was suffering a profit loss. He donned his armor and confronted the Titans, landing on top of Beatbox. Luthor turned them into houses instead of evicting them but Robin rallied everyone to form a new team, the House Force. Aquaman fried Luthor's suit with water from his pipes, Beast Boy farted him out of his chimney, Superman charged his solar panels and blasted Luthor with heat vision, Batman fired his shingles at him, Robin swung and missed, Raven punched him out of front door with a fist construct, Green Lantern beat him up with constructs of a frying pan, lamp, and lawn tractor then they stomped Luthor into the ground. Wonder Woman used her garden hose, the Golden Lasso, to spin Luthor around and then threw him way, way off the island. He cursed them.
